How 3D Rendering Helps Lease Commercial Spaces

A vacant commercial space rarely feels valuable on its own. 

Empty offices don’t communicate atmosphere. 
Bare walls don’t help tenants imagine productivity. 
And in competitive leasing markets, “potential” is often invisible until someone visualizes it properly. That’s exactly where commercial interior rendering changes the conversation. 

For this commercial interior rendering project, client Tom wanted to transform an existing property into a more modern, inviting environment through high-quality 3D visualizations to support marketing and leasing efforts.

While the core architectural structure of the building would remain unchanged, new interior design elements included:  

  • New flooring layouts  
  • Updated carpet selections 
  • Contemporary furniture arrangements 
  • Refined material combinations to reimagine the space  

Curating The Design Vision  

For commercial real estate, presentation can directly influence how quickly a property attracts buyers or tenants. The renderings needed to feel modern, fully functional while still reflecting the actual structure of the building. 

The project initially began with a simple hand-sketched floor layout outlining the basic spatial arrangement. The client wanted the existing architectural elements such as windows, ceilings, and lighting positions.   

The primary objective included three carefully composed interior view angles:  

  1. 3D floor plan photo looking down onto everything 
  2. One photo of the large corner office by the lake 
  3. One photo of the breakroom showing new furniture paint and carpet 

Our team understood the project precisely and started curating each area with a straight vision to follow function and maintaining the original context.

Taking Inspiration from Site & Materials 

Before making final renders, the inspiration was taken from the surrounding lake views and dense trees of Atlanta Georgia. To align the materials with aesthetics and functionality throughput the project, our artist followed the material references and also added as much creativity to bring together the spaces. 

  1. Furniture: office chairs and tables, few small sofa and coffee tables. 
  2. Materials: wood floor and white walls.  
  3. Natural elements: addition of indoor plants  

As the material language was coming along, each area could be developed with accuracy and clarity.

3D Floor Plan View: Visualizing the Whole Scene  

An open floor desk area with contemporary open-workstation layouts based on reference concepts, featuring natural wood flooring, bright white walls, and integrated greenery to enhance openness and comfort within the workspace.

Corner Office View: Clean and Functional Space 

This render focused on the large corner office overlooking the lake, designed to capture both the professionalism of the workspace and the premium quality of its location. 

A modern office furniture inspired by the provided reference images, combined with clean white walls, warm wooden flooring, and carefully placed indoor plants to create a refined professional atmosphere.

Breakroom View: Relaxed and Social Space 

Relaxed lounge-style furniture including small sofas and coffee tables, paired with wood flooring, white wall finishes, and indoor plants to establish a welcoming and casual environment for employees and visitors. 

Even in social spaces, the photorealistic rendering ensured clarity, alignment, and confidence for everyone involved.

Refining and Collaboration in Action  

The initial renderings were strong but refinement is key. Together through revisions and feedback we achieved the final renders.  

The final markup comments: 

  • The client asked to add three rows of offices and then just have two rows of desks  
  • To make the hallways a little bit wider in the open floor plan 
  • The offices should only have 1 door each 
  • Delete some windows and add some doors  

These refinements elevated the final renderings and visuals aligned with client’s vision.
